Roof surveys around Ascot
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as St Leonard's Hill, about 4.1 miles north, show how far back building in the area around Ascot goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like South Ascot Village Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If your home is one of the older ones in the streets near Church of All Souls, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. Surveys in Ascot work the same way as everywhere we cover: a careful inspection, photographs and a written report. Ascot is one of the places in Windsor and Maidenhead where we work. Our Guildford page covers surveys nearby.

Roof survey in Ascot: what you get
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are often asked to look into water stains on rafters and ceiling joists and crumbling chimney pointing or cracked flaunching, on clay and concrete tiles, chimney stacks and flat roofs.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Ascot: your questions answered
Is my home in Ascot listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near Ascot station?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How much is a survey?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Signs you need a roof survey in Ascot
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
Look out for signs like these:
- Loose chimney pots
- Standing water on a flat roof
- Torn or sagging underlay
- Gutters that overflow in heavy rain
For businesses in and around places such as The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Choosing a roof surveyor
- What insurance they carry
- Whether the roof space is looked at, where there is one
- Which limits apply to the survey
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What we do, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Ascot can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
How to prepare
- Check we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, let the agent know when we are coming
How to book
When you are ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
Advice
What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An exact number of years the roof has left
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What we need to know
If you can, have these to hand when you contact us:

What happens if roof problems are left?
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Around Ascot, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Why us?
- Thermal imaging and drones used where they help
- Surveys on weekdays and at weekends
- Photos and a written report every time
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
