About our roof survey in Dedworth
There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on any day of the week, so it’s easy to find a day that suits. We are often asked to look into cracked mortar along the ridge and standing water on a flat roof, on lead flashings, ridges, hips and valleys and the roof space.
Houses in smaller places like Dedworth can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. A visit to Dedworth is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Check we can get to the back of the property
- Find any records of previous roof work
- Note where any stains or damp appear
Arrange a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Advice
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Dedworth: your questions answered
Will you come out to Dedworth?
Yes, Dedworth is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is my home in Dedworth listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long will you be at the property?
The visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing as you book.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Will you climb onto the roof?
Only when it is safe. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.
What a roof survey doesn’t cover
It’s useful to know what a survey will not do before booking:
- The condition of the rest of the building (that is a RICS home survey)
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

How we price roof surveys
Not every roof costs the same to survey, and it comes down to:
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- Building height and the viewpoints available
- Commercial roofs and larger buildings
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Getting in touch
To price your survey accurately, we’ll ask about:
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- Anything about access we should know
- Dates you’re working to, like exchange
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Different roofs, different checks
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
Local roofs in Dedworth
Historic houses such as St Leonard's Hill, about 0.6 miles south, show how far back building in the area around Dedworth goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as Dedworth Green First School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces like Sutherland Grange can get more leaves in their gutters in autumn. If yours is one of the older homes in the streets near All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
