Roof surveys for Clewer homes and businesses

Clewer homes and their roofs

About 1 mile east lies Windsor Castle, a reminder of how long the area around Clewer has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as St Edward's Catholic First School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park like The Goswells, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

About our roof survey in Clewer

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. If you’ve noticed ponding, splits or blisters on flat roofs and torn or sagging underlay, we can find out what’s behind it, whatever the roof.

In a smaller place like Clewer, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Your questions about roof surveys in Clewer

Does a conservation area affect roof work in Clewer?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Windsor & Eton Central station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a smaller place like Clewer, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any questions written down, so nothing gets missed
  • Check we can get to the back of the property

Getting a price

We confirm the price for the job before you book, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or drop us an email.

Signs you need a roof survey in Clewer

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Most people get in touch after spotting one of these:

  • Worn or blocked valleys
  • Worn lead at chimneys and abutments
  • Loose chimney pots
  • Cracked mortar along the ridge

If you own a rental within reach of Windsor & Eton Central station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • How soon the report will arrive
  • What the report includes, and whether it has photos

What a good roof survey covers

Useful tips for Clewer property owners

A survey works best with a little help from you, before and after. Some tips:

  • Leave roof access to professionals
  • Check we can open the loft hatch
  • Hold on to the report for future surveys
  • Mention any flat roofs as well as the main roof

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
