Roof surveys for Eton homes and businesses

Roof surveys for homes and businesses in Eton

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed lifted, split or missing lead flashings and loose chimney pots, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Eton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

When to book a survey in Eton

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

It’s worth booking a survey if you’ve seen:

  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys
  • Gutters that overflow in heavy rain
  • Gaps in the roof where coverings have gone

If you own one of the older houses in the streets near Church of Saint John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking anyone

  • Whether VAT is added on top
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long they’ve been surveying roofs
  • What exactly goes into their report

What a roof survey includes

What we look for on each type of roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Roof surveys in Eton: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Eton Porny CofE First School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park like The Goswells, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Why get it checked now?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Older cottages and farmhouses around Eton can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Your questions about roof surveys in Eton

Is my home in Eton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Windsor & Eton Riverside station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Is Eton in your area?

Yes. We survey roofs in Eton and the rest of Windsor and Maidenhead. To book, ring 07833 053749 or drop us an email.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

What’s the best way to book?

The quickest way is to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run on weekdays and at weekends.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Tell us about any leaks or stains you’ve seen
  • Photograph stains when they appear
  • Keep the report with your property records
  • Check the roof from the ground after storms

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What we do, step by step

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take an hour or two for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Eton frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
