How a thermal roof survey works in Beggar's Bush

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We’re often asked to look into cold areas below the roof and heat escaping through the roof, on insulated roof spaces, pitched roof slopes and commercial roofs.

Somewhere as small as Beggar's Bush, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked before the visit, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Do not climb onto the roof to look for leaks yourself
  • File the images with your roof records
  • Clear a path to the loft hatch before we arrive
  • Clear leaves from outlets and gutters each autumn

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Beggar's Bush can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

What affects the price in Beggar's Bush

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

What to tell us when you get in touch

We will usually ask about:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we will point you to the right survey. We confirm the price before anything is booked.

Common roof problems in Beggar's Bush

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Typical things we are asked to look at include:

  • Cold areas below the roof
  • Damp around chimneys and parapets
  • Missing or slipped insulation
  • Possible trapped moisture under a flat roof covering

If you live in an older home near Church of St Michael and All Angels, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Questions to ask before you book

  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • Are they insured for the work?

What’s in a roof survey

What we cannot see

It is a careful look at the roof, not the whole story. Its limits include:

  • Insulation values or heat loss calculations
  • Structural calculations, which need a structural engineer
  • Clear results when the conditions on the day are poor

Beggar's Bush: your questions answered

Is Beggar's Bush within the area you cover?

Yes, Beggar's Bush is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Beggar's Bush?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
