Independent thermal roof surveys in Blacknest

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Thermal roof survey in Blacknest: what you get

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’ve noticed thin or uneven insulation in the roof and cold areas below the roof, we can find out what’s behind it.

In a village or hamlet like Blacknest, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Keep the report to compare against after any repair
  • Check outlets after heavy rain
  • Talk to us about the weather when booking
  • Note where damp appears and after what weather

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Consider a repeat survey after major work on the roof in suitable weather.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Blacknest, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed

Advice

Different roofs, different checks

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Loft insulation

The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.

Blacknest questions

Do you cover smaller places like Blacknest?

Yes, Blacknest is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Blacknest listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

How long is the visit?

It usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. The report follows by email.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Airspace, weather and Blacknest roofs

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 4.2 miles north lies St Leonard's Hill, a reminder of how long the area around Blacknest has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Holy Trinity CofE Primary School: big roofs are where aerial photos and thermal images show the most at once.

Signs you need a thermal roof survey in Blacknest

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

These are some of the problems a survey can pick up:

  • Wet insulation beneath the membrane
  • Water getting in at parapets and stacks
  • Damp patches with no obvious cause
  • Patches of heat loss across the roof

If you live in an older home near Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What to check before booking

  • Whether you get a written report with photos
  • Whether the roof space is looked at, where there is one
  • Their report turnaround times
  • Their drone registration, if they fly one
