Drone roof surveys for homes and businesses in Blacknest

The weather decides whether a drone can fly. We don’t fly in strong wind or a downpour, because the drone has to stay safely under control. If the weather turns, we’ll agree another day or inspect what we can by other means. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. We survey tall and steep roofs, flat roofs on upper floors and large and complex roofs, and people most frequently book us about slipped or missing slates on a high roof and cracked flaunching or loose chimney pots.

Older buildings in small places like Blacknest may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

How the survey changes by roof type

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

Flying and imaging in Blacknest

Before any flight, we check the Drone Safety Map for airspace restrictions. About 4.2 miles north lies St Leonard's Hill, a reminder of how long the area around Blacknest has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Anyone responsible for a site like Holy Trinity CofE Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Common questions in Blacknest

Does a conservation area affect roof work in Blacknest?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Blacknest?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Why act early in Blacknest

It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. That helps you put the work in order. For older village homes like those around Blacknest, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • The underside of the roof (that needs an inside check)
  • Flying in a flight restriction zone without the airport’s permission

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we check

  • Flat roofs on upper floors
  • Fragile roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Large and complex roofs
  • Tall and steep roofs

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours on an ordinary house, and more on a big or complicated roof. Rural addresses near Blacknest can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it’s checked too.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Keep pets in another room
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
