How a flat roof survey works in Blacknest
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Common reasons to book are upstands pulling away from walls and splits and cracks in the covering, across EPDM rubber, GRP fibreglass and felt flat roofs.
Somewhere as small as Blacknest, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we can’t see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

- What’s under the membrane without opening it up
- A structural engineer’s assessment of the deck

Flat roofs in Blacknest
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Blacknest has a long history of building, with St Leonard's Hill about 4.2 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Holy Trinity CofE Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Sunningdale station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What we’re asked to look at in Blacknest
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
Look out for signs like these:
- Raised blisters across the surface
- Splits, cracks and crazing
- Failed seals around rooflight kerbs
- Ponding water that doesn’t drain away
The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems normally start.

Blacknest questions
Will you come out to Blacknest?
Yes. Blacknest is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you cover Blacknest?
Yes, Blacknest is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and tell us about the property.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Will the survey show why my flat roof is leaking?
We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we’ll say so and suggest what would help.
How long will you be at the property?
It typically takes about 1–2 hours at a typical home, and more on a big or complicated roof. You will then get the report by email, on the timescale of your package.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
What happens next?
You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
What we do, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Blacknest can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- If you’re buying, check with the agent that we can get in

Roof by roof
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
