Flat roof surveys across Windsor and Maidenhead: what to expect
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. Typical surveys look at dips that suggest the deck is deflecting and ponding water that doesn’t drain away, on GRP fibreglass, mastic asphalt and felt flat roofs.
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes between one and two hours for most houses, and about three to four hours for a commercial roof.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
How our prices work
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Flat roof surveys across Windsor and Maidenhead: local notes
Windsor and Maidenhead has flat roofs of every size. Ponding, blisters, splits and lifting upstands are the usual signs of trouble, wherever the roof is in Windsor and Maidenhead.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in Windsor and Maidenhead is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.
Maidenhead: If you run a hotel or guest house in or near Maidenhead, a roof problem can mean rooms out of use, so it pays to find faults before guests do. Anyone responsible for a site like Claires Court Schools will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
How the survey changes by roof type
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
Why act early?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer.
Questions to ask before booking
- How much experience they have with roofs like yours
- Are they insured for the work?
- What the report includes, and whether it has photographs
- Whether the inside of the roof is included
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of the roof that aren’t safe to walk on or view
- A promise that the roof won’t leak in future
- A structural engineer’s assessment of the deck
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Clear roof outlets and gutters each autumn
- Book a survey every few years
- Note where water lies after a downpour
- Limit foot traffic on the covering
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
What affects the price in Windsor and Maidenhead
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can be seen safely
- The type of building, from a house to a block or an office
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Getting in touch
We’ll usually ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
