Flat roof survey in South Ascot

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed splits, cracks and crazing and pools of water lying on the roof, we can find out what’s behind it, on upstands and outlets, felt flat roofs and single-ply membranes alike.

In smaller places like South Ascot, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What a flat roof survey doesn’t cover

It is a careful look at the flat roof, not the whole story. The main limits are:

  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

What this survey covers

  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs

How the survey works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in South Ascot, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Prices for flat roof surveys in South Ascot

Several things affect the price of a survey:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

All our prices include VAT. Flat roof survey starts from £150, including VAT. We confirm the price for your survey before booking.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, let us know:

  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

What we look for on each type of roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When to book a survey in South Ascot

Water that doesn’t drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Problems we come across often include:

  • Upstands pulling away from walls
  • Water getting in at rooflights
  • Damaged trims at the roof edge
  • Pools of water lying on the roof

If you live in an older home near Church of All Souls, the flat roofs on later extensions tend to wear out long before the main roof.

Common questions in South Ascot

Do you cover South Ascot?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in South Ascot?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Do you check flat roofs for asbestos?

We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How many years has my flat roof got left?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere.
