How a flat roof survey works in Frogmill

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed splits, cracks and crazing and damaged trims at the roof edge, we can find out what’s behind it, whatever the roof.

In a small place like Frogmill, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Frogmill, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

Common questions in Frogmill

Is Frogmill within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Frogmill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. You will know the price for your survey before booking. For a price, ring 07833 053749 or drop us an email.

Prices for flat roof surveys in Frogmill

When we price a survey, we consider:

  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Surveys for landlords and agents in Frogmill

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof, with photos.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note where water lies after a downpour
  • Limit foot traffic on the covering
  • Ask whoever fits equipment on the roof to make good the covering
  • Never stand on rooflights or fragile sheeting

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Flat roof surveys around Frogmill

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 1 mile north-east lies Harleyford Manor, a reminder of how long the area around Frogmill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

A roof leak in a hotel or guest house around Frogmill means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Danesfield School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

How the survey changes by roof type

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
