Flat roof surveys for homes and businesses in Cockpole Green
Ponding is frequently the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey upstands and outlets, EPDM rubber and GRP fibreglass, and the problems we’re asked to look at most are splits, cracks and crazing and upstands pulling away from walls.
Older buildings in small places like Cockpole Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What affects the price in Cockpole Green
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The shape of the roof and its details
- The height of the building and how the roof can be seen safely
- House, block, shop or office
- The number of roofs, including extensions and garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
There’s no need for technical words. It is enough to tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- What made you get in touch
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.
When to book a survey in Cockpole Green
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
We are frequently asked to look at:
- Edge trims that have lifted or split
- Signs of deflection in the roof deck
- Splits and cracks in the covering
- Outlets choked with leaves and silt
Anyone responsible for a site like Crazies Hill CofE Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Choosing a roof surveyor
- What they won’t be able to tell you
- Their report turnaround times
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What the report includes, and whether it has photos
Roof by roof
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
Flat roofs in Cockpole Green
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Harleyford Manor about 2.7 miles north-east, Cockpole Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Paul's Mission Church, the joins between later flat roofs and the old walls are where problems usually start. If you own a rental within reach of Shiplake station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Around Cockpole Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Note where any stains or damp appear
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller
How to book
