No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
What’s in the report?
Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How a flat roof survey works in Knowl Hill
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey upstands and outlets, mastic asphalt and felt flat roofs, and people most frequently book us about ponding water that doesn’t drain away and failed seals around rooflight kerbs.
Somewhere as small as Knowl Hill, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Knowl Hill, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- If you are buying, check with the agent that we can get in
- Let us know about parking near the property
- Note where any stains or damp appear
Arrange a survey
A quick phone call is typically the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.
Advice
Flat and commercial roofs around Knowl Hill
The wider area around Knowl Hill has a long history of building, with Harleyford Manor about 3 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For site and facilities teams at buildings like Knowl Hill Church of England Primary Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Wargrave station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near Saint Peter, the joins between later flat roofs and the old walls are where problems normally start.

What a flat roof survey doesn’t cover
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
- Fragile surfaces, which we don’t walk on
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.
What we look at
- EPDM rubber
- Single-ply membranes
- Mastic asphalt
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Keep records of when the roof was laid and what work has been done
- Check ceilings under the roof for damp patches
- Have the roof looked at again after a severe storm
- Note where water lies after a downpour
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
What we look for on each type of roof
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
