Questions from Bowsey Hill
Will you come out to Bowsey Hill?
Yes, Bowsey Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Bowsey Hill?
Yes, Bowsey Hill is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or drop us an email with the address and a few details.
Do you look for flat roof leaks?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.
Does the survey cover asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
How a flat roof survey works in Bowsey Hill
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Typical surveys look at leaks around rooflights and failed upstands where the roof meets a wall, on felt flat roofs, upstands and outlets and mastic asphalt.
Flat roofs on exposed homes in small places like Bowsey Hill take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What else we do in Bowsey Hill
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Bowsey Hill, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, let the agent know when we’re coming
- Note where any stains or damp appear

Advice
What we’re asked to look at in Bowsey Hill
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.
Typical things we are asked to look at include:
- Pools of water lying on the roof
- Outlets that hold water back
- A sagging deck under the covering
- Loose or cracked edge trims
If you live in an older home near St Paul's Mission Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Questions to ask before you book
- How soon the report will arrive
- Which limits apply to the survey
- Whether you get a written report with photos
- Whether you can ask questions once you have the report
When you need someone else
A survey is a careful look at the flat roof, but it cannot do everything. Its limits include:
- Hidden layers beneath the covering
- Fragile surfaces, which we do not walk on
- Testing older roof sheets for asbestos
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Landlord and commercial surveys in Bowsey Hill
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Flat roof surveys in Bowsey Hill: local notes
About 3.3 miles north-east lies Harleyford Manor, a reminder of how long the area around Bowsey Hill has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Anyone responsible for a site like Crazies Hill CofE Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Wargrave station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
