How a roof survey works in RG10
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. Typical surveys look at cracked or blistered flat roof coverings and leaning or weathered chimney stacks, on flat roofs, lead flashings and the roof space.
We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

Near you in Twyford
Typical jobs here are in homes near Church of St Mary, Loddon Nature Reserve and The Golden Cross pub and the streets around them. Also close by are Blessed Hugh Faringdon Catholic School (0.9 miles north-west), The Piggott School (0.9 miles north-west) and Polehampton Church of England Infant School (under half a mile north). There’s a railway station in Twyford itself: Twyford station. Nearby you’ll also find Royal Berkshire Hospital (4.5 miles south-west) and Frazer Nash Archives (3.8 miles north). For a walk, there is South Lake and Alder Moors.
Roof surveys across RG10: local notes
From Woodley, Winnersh and Twyford to its smaller places, buildings across RG10 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In RG10, as elsewhere, exposed details are where damage shows first.
Twyford: Anyone responsible for a site like Polehampton Church of England Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Twyford station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- The type of building, from a house to a block or an office
- Roof area
- Which survey package you book
- Whether thermal imaging or a drone is needed
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before you book.
What we need to know
We’ll normally ask about:
- Anything about access we should know
- Dates you are working to, like exchange
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
What a survey does not cover
It helps to know what a survey won’t do before booking:
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
Signs you need a roof survey
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.
A survey makes sense if you’ve noticed:
- Cracked or blistered flat roof coverings
- Worn lead at chimneys and abutments
- Slipped, cracked or missing slates and tiles
- Valley linings that have cracked or split
Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Common questions in RG10
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Do you cover RG10 for roof surveys?
Yes. We cover RG10 and the rest of Wokingham, as part of our work across London and the South East. For a price, call 07833 053749 or send us an email.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. We do not provide structural calculations.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
