Gutter survey in Twyford
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaking or loose downpipes and overflowing valley or parapet gutters, we can find out what’s behind it.
In a smaller place like Twyford, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report. On timing, it usually takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Parking around Twyford is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
How to prepare
- Leave a clear route to the loft
- Have any paperwork from past roof work to hand
- Keep pets in another room

FAQs for Twyford
How do I find out if my home in Twyford is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Twyford station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.
Will the survey check for asbestos?
No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
What happens if roof problems are left?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. Blocked gutters on homes around Twyford overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for the job before booking.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Roof by roof
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.
Fascias and soffits
Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
Common roof problems in Twyford
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.
Look out for signs like these:
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
- Gutters full of debris and silt
- Choked outlets or hopper heads
Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- What exactly goes into their report
- Whether the roof space is looked at, where there is one
- Whether VAT is in the quoted price
- Is there a chance to talk the report through?
Gutter surveys around Twyford
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Landlords with a home close to Twyford station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Polehampton Church of England Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Useful tips for Twyford property owners
Nothing here needs a ladder. Our suggestions:
- Look for new stains on ceilings below valleys after rain
- Book gutter clearing once a year, more often near trees
- Look for downpipes coming loose
- Note any damp stains below the gutters
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.
