Charvil Gutter Survey
Not sure what state the gutter is in? We carry out gutter surveys in Charvil and across Wokingham.
- Water backing up from a hidden gutter
- Joints that drip after rain
- Sagging gutters and loose brackets
Gutter survey in Charvil: what you get
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We’re often asked to look into cracked or loose downpipes and hoppers and outlets full of debris, across downpipes, parapet and box gutters and outlets and hoppers.
In a smaller place like Charvil, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
We keep jargon out of it: where something needs attention, it says so plainly.

Why it’s worth a survey now in Charvil
A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In an older home around Charvil, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What happens on the day
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a survey in Charvil, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- Keep pets out of the way during the survey
- Jot down any questions you want answered
- Point out any leaks or damp patches

How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
What a gutter survey looks like in Charvil
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If you look after a building such as Waingels College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own one of the older houses in the streets near St Patrick's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Loddon Nature Reserve can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Common questions in Charvil
Can a landlord with a rental near Twyford station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.
Does a conservation area affect roof work in Charvil?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What happens next?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Is Charvil in your area?
Yes, we do. Charvil is part of the area we cover, and the service is the same as everywhere else we work.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Blockages deep inside downpipes
- The inside of buried drains
- Rot or damp concealed behind fascias or inside walls
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and does not.
Roof types and parts we check
- Outlets and hoppers
- Eaves gutters
- Fascias and soffits
- Valley gutters
- Downpipes
- Parapet and box gutters
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
