Roof leak investigation in Charvil: what you get

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe vantage point. We’re often asked to look into water that shows only in certain storms and drips from nail tips in a cold loft, on flat roof details, valleys and parapet gutters and lead flashings.

In older homes around places like Charvil, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why get it checked now?

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. In a smaller place like Charvil, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Leaks that only appear in weather we can’t recreate
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

  • Valleys and parapet gutters

How the survey changes by roof type

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Lead flashings

A leak at a flashing often shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.

FAQs for Charvil

Does a conservation area affect roof work in Charvil?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Charvil within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you always find the source?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Check whether pipes or tanks run near the stain
  • Note the weather when the leak shows
  • Make sure the loft is accessible
  • Let us know what has already been tried

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Charvil, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at

Wind, rain and roofs in Charvil

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these roof types has its own typical places for water to get in. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Waingels College: a leak through a large roof is frequently found some distance from where the water shows inside. For landlords with property near Twyford station, tracing a leak quickly matters when a tenant is living with it. Trees in and around Loddon Nature Reserve shed leaves that can end up in nearby gutters.
