How a roof leak investigation works in Lower Earley
Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We are often asked to look into leaks at a dormer or roof window and staining around the chimney inside, on lead flashings, the roof space and rooflights and dormers.
Around Lower Earley, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.
We keep jargon out of it: where something needs attention, it says so plainly.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Lower Earley is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- We use moisture detection, and thermal imaging where it’s useful.
- We email a report with photos, the likely entry point and recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- For flats, make sure roof access has been agreed

Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which can make access easier.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
How the survey changes by roof type
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The repair itself (the investigation finds and reports the cause)
- Faults hidden behind ceilings or boarding
- A promise to find every leak on a single visit
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Roof leak investigations around Lower Earley
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For site and facilities teams at buildings such as Radstock Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For businesses in and around places such as The Oracle, finding where water is getting in quickly keeps disruption down. Homes near green spaces like Maiden Erlegh Local Nature Reserve can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Leave it or get it looked at?
Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. In a smaller place like Lower Earley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Your questions about roof leak investigations in Lower Earley
Do you carry out roof surveys in Lower Earley?
We do. The survey and report are the same in Lower Earley as anywhere else, and visits run on weekdays and weekends.
Is my home in Lower Earley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How do I book a survey in Lower Earley?
Simply phone 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.
How should I prepare for the leak investigation?
Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
