Roof leak investigations near Whitley

Roof leak investigation in Whitley

We investigate roof leaks in Whitley and across London and the South East. We visit on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or send us an email. If you are worried about wet patches high on an inside wall and ceiling stains that grow after rain, a survey will tell you what’s going on.

Around Whitley, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Homes around Whitley often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Advice

Why act early in Whitley

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Arranging work in a smaller place like Whitley is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Surveys for landlords and agents in Whitley

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Leaks and storm damage in Whitley

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

Homes near green spaces such as Pearman's Copse can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for example near The Oracle, finding where water is getting in quickly keeps disruption down. Take an older house close to St Agnes: lead flashings, valleys and old chimneys are typical places for water to get in.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Put a bucket under the drip and move valuables
  • Mention any plumbing above the damp area
  • Leave roof access to professionals
  • Have an electrician check any wet fittings

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Your questions about roof leak investigations in Whitley

Will you come out to Whitley?

Yes, Whitley is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is Whitley in the area you cover?

We do. The survey and report are the same in Whitley as anywhere else, and visits run on weekdays and weekends.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Can you always find the source?

Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.

How the survey changes by roof type

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.
