How a roof survey works in RG2
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We are frequently asked to look into ridge tiles that have lifted or moved and worn or blocked valleys, across the roof space, natural slate and ridges, hips and valleys.
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours for most houses, or half a day or so for a commercial building.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
What you will pay
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why customers in RG2 book us
- We hold a CAA Flyer ID and Operator ID
- Two decades and more of roof surveys
- Every finding written up with photos
- Thermal imaging and drone inspection where they help
How to book
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you’re ready.
What’s near Shinfield
Locally, jobs take us to homes and businesses close to Church of St Mary the Virgin, Oakbank and Shinfield Infant and Nursery School and the streets around them. Other local landmarks include Bell & Bottle pub (less than half a mile south-east), Ryeish Green School (0.7 miles west) and Pearman's Copse (0.8 miles north). Shinfield’s nearest station is Reading Green Park station, roughly 2.6 miles north-west of the centre. Nearby you’ll also find Berkshire Library & Museum of Freemasonry (2.9 miles north-east) and Royal Berkshire Hospital (3.1 miles north). Open spaces near Shinfield include Longwater and Sonning Hill.
Roofs, chimneys and gutters across RG2
From Earley, Shinfield and Arborfield Garrison to smaller places, people across RG2 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in RG2.
Shinfield: If you look after a shop, office or commercial unit, for example near The Oracle, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings like Shinfield Infant and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other.
What a survey doesn’t cover
Before booking, it’s worth knowing what a survey will not do:
- A full building survey of the property
- Faults hidden behind ceilings or boarding
- Whether the roof structure meets design loads
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.
What to check before booking
- What they won’t be able to tell you
- What follow-up you get after the report
- Will the report include photos?
- Will they check the loft as well as the outside?
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Different roofs, different checks
Clay plain and peg tiles
Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Tips that help
There is plenty you can do without going near the roof. What helps most:
- Clear the loft hatch area before we arrive
- Mention any damp patches as you book
- Check the roof from the ground after storms
- Have details of recent roof work to hand
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Questions from RG2
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is RG2 in your area?
Yes. RG2 is part of the area we cover, and the service is the same as everywhere else we work.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
