Roof surveys across RG1: what to expect
We survey roofs in RG1 and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or drop us an email. We are often asked to look into loose chimney pots and condensation or damp timbers in the loft, across ridges, hips and valleys, the roof space and lead flashings.
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it usually takes between one and two hours for a house, and more on a big or complicated roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
What you’ll pay
Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Roof surveys across RG1: local notes
In RG1, our roof surveys work takes in owners, landlords and managing agents, in Reading, Earley and West Reading and well beyond. Every report comes with photographs and written recommendations.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in RG1 is checked with its age and materials in mind.
Newtown: If you look after a shop, office or commercial unit, for instance near The Oracle, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take an older house close to St John and St Stephen: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Prices for roof surveys in RG1
Several things affect the price of a survey:

Why get it checked now?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether you can ask questions once you have the report
- Whether the price includes VAT
- What they won’t be able to tell you
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Common roof problems in RG1
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Look out for signs like these:
- Slipped, cracked or missing slates and tiles
- Debris building up in roof valleys
- Lifted, split or missing lead flashings
- Gutters that overflow in heavy rain
Your questions about roof surveys in RG1
Will you climb onto the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
Do you carry out asbestos surveys?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
How long does a roof survey take?
Allow an hour or two for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing as you book.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
