When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets

How a flat roof survey works in Newtown

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about blisters and bubbles in the covering and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Around Newtown, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them as you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a flat roof survey looks like in Newtown

About 4.3 miles north-west lies Mapledurham House, a reminder of how long the area around Newtown has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Within a mile and a half or so of Newtown there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Take a building like New Town Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For landlords with property near Reading station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to St John and St Stephen: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Why act early in Newtown

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Around Newtown, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

How the survey works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a smaller place like Newtown, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room

Advice

How we price flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Roof area
  • The height of the building and how the roof can safely be seen

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What we need to know

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel

You can call us seven days a week. To book or ask a question, call 07833 053749 or email us.

Questions from Newtown

Can you look at the flat roof of a hotel or office near Newtown?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Is my home in Newtown listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we will plan the survey around it.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We survey roofs for landlords and letting agents as well as householders. A report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • File the paperwork for the roof and any repairs
  • Make sure new fixings through the roof are properly sealed
  • Watch the ceilings below the flat roof for stains
  • Keep clear of rooflights and fragile roof sheets

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
