What affects the cost of flat roof surveys

We confirm the price for your roof before you book. This is what makes a difference:

  • The roof’s overall size
  • The shape of the roof and its details
  • Which survey package you book
  • Commercial roofs and larger buildings

To find out what your survey will cost, phone 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Flat roof surveys for homes and businesses in Reading

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are a sagging deck under the covering and raised blisters across the surface, across GRP fibreglass, felt flat roofs and EPDM rubber.

In a place like Reading, flat roofs cover everything from garages and extensions to shops, offices and blocks. Felt roofs often last around 15–20 years, EPDM rubber around 30–50 years and GRP up to about 30. Signs of age include ponding, blisters, splits and lifting upstands. Workmanship and upkeep matter as much as the material when it comes to how long a roof lasts.

The report records the flat roof as we found it on the day. It is useful straight away, and a good reference for later.

Reading: your questions answered

Do you look at commercial flat roofs near Reading, like hotels?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

Does a conservation area affect roof work in Reading?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you cover Reading for flat roof surveys?

Yes. We survey roofs across London and South East England, Reading included.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How it works

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Reading, we survey everything from flats and houses to commercial buildings. Access is the part that changes most from one building to the next, so it’s agreed before the day. Surveys can be booked for any day of the week.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

Flat and commercial roofs around Reading

Within a mile and a half or so of Reading there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Hotels and guest houses near Reading can’t easily close rooms for a leak. Mapledurham House lies about 3.6 miles north-west, so building around Reading goes back a long way. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you let a flat or house near Reading West station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For a shop, office or block in Reading, a roof leak can mean closed rooms, damaged stock or unhappy residents. It’s easier to plan work than to react to it.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Look for standing water a day after rain
  • Keep people off the roof unless they need to be there
  • Treat rooflights and old sheeting as fragile
  • Check the outlets after the leaves fall

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Landlords, agents and block managers in Reading

Landlords, agents and building managers in Reading and across Wokingham can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
