About our flat roof survey in Lower Earley

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at upstands pulling away from walls and pools of water lying on the roof, across GRP fibreglass, single-ply membranes and upstands and outlets.

In a smaller place like Lower Earley, some flat roofs sit in the open, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Lower Earley questions

Is Lower Earley in the area you cover?

Yes. Our area covers London and South East England, and Lower Earley is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Do you cover smaller places like Lower Earley?

Yes, Lower Earley is on our map. Villages and rural addresses get the same survey as a town house.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there often is around Lower Earley, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

Surveys for landlords and agents in Lower Earley

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Flat roof surveys around Lower Earley

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take an older house close to Trinity Church: flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near Earley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings like Radstock Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck

How we price flat roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

Getting in touch

We will typically ask about:

  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Around Lower Earley, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the exact price before booking.
