About our flat roof survey in Whitley Wood

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photographs and our recommendations. If you’re worried about ponding water that doesn’t drain away and gaps at upstands and abutments, we can find out what’s behind it, on GRP fibreglass, EPDM rubber and mastic asphalt alike.

In a smaller place like Whitley Wood, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Why act early in Whitley Wood

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. With lower homes, common in places like Whitley Wood, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Note where water lies after a downpour
  • Plan a survey before the covering reaches the end of its usual life
  • Treat rooflights and old sheeting as fragile
  • Check that new brackets or units haven’t damaged the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. Most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. A visit to Whitley Wood is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Check we can get to the back of the property
  • Make sure pets are kept safely away
  • Have any questions written down, so nothing gets missed

Advice

Prices for flat roof surveys in Whitley Wood

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • What kind of property and roof it is

You can call us seven days a week. For a price or to book, call 07833 053749 or use the contact form.

Common questions in Whitley Wood

How do I find out if my home in Whitley Wood is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Whitley Wood?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does the survey take?

Most surveys take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The report follows by email.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

Flat roof surveys around Whitley Wood

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Stratfield Saye House, about 4.9 miles south, is one of the historic houses in the wider area around Whitley Wood. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Reading Green Park station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church such as St Paul's Church are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as Geoffrey Field Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
