Roof survey in Reading: how it works

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Common reasons to book are water stains on rafters and ceiling joists and cracked mortar along the ridge, on natural slate, the roof space and flat roofs.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most houses, and more on a big or complicated roof.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across Reading: local notes

Owners across Reading, from Caversham, Norcot and West Reading to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in Reading are where it normally shows.

Caversham: For businesses in and around places like Broad Street Mall, a roof report helps plan work around trading rather than after a leak. Trees in and around Eldon Square shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What happens if roof problems are left?

By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner.

What to check before booking

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • Whether the price includes VAT
  • Their track record with similar roofs

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How the roof will behave in every kind of weather
  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Mention any damp patches as you book
  • Ask about a flat roof on an extension or garage too
  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

Different roofs, different checks

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, which we describe in the report.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Reading: your questions answered

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a written report with photos and recommendations.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How long does a roof survey take?

On site, it usually takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
