New roof snagging across Reading: what to expect
The best time for snagging is before the final payment while the roofer can still come back easily. If that is passed, it is worth checking before a defects or warranty period ends. That leaves time to raise what we find. You get a written list of snags with photographs, ready to pass on in good time. We survey loft conversions and dormers, new flat roofs and ridges and verges, and people most often book us about signs of condensation in the roof space and underlay at the eaves left exposed.
The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for most homes, depending on how much new work there is to check.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.

Booking a survey
Not sure which survey you need? It is easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Around Caversham
Around Caversham, our work takes us to homes and buildings near Eldon Square, Highdown School and Sixth Form Centre and Chiltern Nursery Nurse Training School. You’ll also find The Hill Primary School (less than half a mile north-east), Grace Church (within half a mile east) and The White Horse pub (within half a mile north). Caversham’s nearest station is Reading station, roughly 1.3 miles south of the centre. A little further out are Royal Berkshire Hospital (1.9 miles south) and Broad Street Mall (1.6 miles south). Green spaces nearby include South Lake and Sonning Hill.
Homes and roofs across Reading
Across Reading, we look at roofs on houses, flats and bungalows, in Caversham, Norcot and West Reading and well beyond. Each age of home has its own roof details, from slate and lead to concrete tiles and breathable membranes.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Reading is part of that mix.
Caversham: Mapledurham House lies about 3 miles west, so building around Caversham goes back a long way. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If your house is among the older ones in the streets near Grace Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Prices for new roof snagging in Reading
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Height and safe access
- Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Any deadline, such as an exchange date
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
We confirm the exact price before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
Why act early?
Phone photos from the garden can’t show much. We get as close a view as safe access allows using a drone where it applies.
Questions to ask before booking
- Their insurance cover
- Their drone registration, if they fly one
- Will they check the loft as well as the outside?
- How long the report takes to arrive
Useful tips for Reading property owners
You don’t need to be a roofer to help. What helps most:
- Watch for gutters overflowing in rain
- Tell your roofer the work will be inspected
- Check ceilings and the loft after heavy rain
- Keep the contract and invoices together
The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.
Tell your roofer at the start that the work will be inspected. It sets clear expectations and leaves time for snags to be fixed.
What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Questions from Reading
Can you settle a dispute with my builder?
No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.
When should I book new roof snagging?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
How long does new roof snagging take?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
