Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

We survey roofs for letting agents and landlords as well as householders. A written report with photographs gives you a clear record of the new roof.

About our new roof snagging in Sonning

Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Common reasons to book are tiles or slates sitting out of line and cracked mortar at the ridge or hips, across new flat roofs, ridges and verges and new-build homes.

Somewhere as small as Sonning, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Different roofs, different checks

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

New roof snagging in Sonning: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

If you own one of the older houses in the streets near St Andrew's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Twyford station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What new roof snagging does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

Roofs we survey in Sonning

  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • Ridges and verges

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a typical home, or half a day or so for a commercial building. In a small place like Sonning, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Preparing for the visit

  • Let us know about parking before the day
  • Buyers: confirm access with the estate agent or seller

Advice

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

How we price new roof snagging

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

  • Any marks or damp showing indoors

Sonning: your questions answered

Is Sonning in the area you cover?

We do. The survey and report are the same in Sonning as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Sonning?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.

How do I arrange new roof snagging in Sonning?

It is easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, phone 07833 053749 or send us an email.
