Roof survey in RG31: how it works
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey natural slate, lead flashings and chimney stacks, and common reasons people get in touch are valley linings that have cracked or split and gaps in the roof where coverings have gone.
Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

What’s near Tilehurst
Typical jobs here are in homes near Round Copse, The Butchers Arms and Tilehurst Methodist Church and the streets around them. Nearby too are Park Lane Primary School (less than half a mile south-west) and Little Heath School (1.1 miles south-west). The closest station to Tilehurst is Tilehurst station, about 0.8 miles north. Other landmarks nearby include Battle Hospital (1.7 miles east) and Broad Street Mall (2.6 miles east). Green spaces nearby include South Lake and Moor Copse Nature Reserve.
Homes and roofs across RG31
Across RG31, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in RG31 is checked with its age and materials in mind.
Tilehurst: For businesses in and around places such as Broad Street Mall, a dated report on the roof is useful for planning and for any lease discussions. Mapledurham House lies about 1.6 miles north, so building around Tilehurst goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.
Why act early?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
Questions to ask before you book
- What experience they bring
- What exactly goes into their report
- Whether VAT is in the quoted price
- How soon the report will arrive

What a survey doesn’t cover
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- Faults hidden behind ceilings or boarding
Common roof problems in RG31
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Typical things we are asked to look at include:
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
FAQs for RG31
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
Will the report say how many years my roof has left?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How long does the visit take?
It usually takes between one and two hours at most homes, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How much is a survey?
Our price is from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
