Gutter survey in Tilehurst: what you get
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey outlets and hoppers, fascias and soffits and downpipes, and common reasons people get in touch are leaking or loose downpipes and water backing up from a hidden gutter.
Trees around homes in smaller places like Tilehurst drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- The inside of buried drains
- Blockages deep inside downpipes
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

How we price gutter surveys
All our prices include VAT. What changes the price is:
- The roof’s overall size
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What to tell us when you get in touch
A little information up front helps. It helps to include:
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, such as exchange
- Access details, such as a loft hatch or a shared roof
A quick phone call is normally the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Landlords, agents and block managers in Tilehurst
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
The survey, step by step
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a smaller place like Tilehurst, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- For flats, check roof access has been agreed
- Check the loft hatch can be reached

Advice
Roof by roof
Cast iron gutters
Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
What a gutter survey looks like in Tilehurst
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Mapledurham House, about 1.6 miles north, show how far back building in the area around Tilehurst goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
If you own a rental within reach of Tilehurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Round Copse, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you live in an older home near Tilehurst Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Tilehurst
Do you cover smaller places like Tilehurst?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Can a landlord with a rental near Tilehurst station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Will I get photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
What does the report include?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
