Wallingford Gutter Survey
Not sure what state the gutter is in? We carry out gutter surveys in Wallingford and across Oxfordshire, with plain-English findings.
- Leaks at the gutter joints
- Valley or box gutters that overflow inside
- Choked outlets or hopper heads
How a gutter survey works in Wallingford
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. Common reasons to book are leaking or loose downpipes and choked outlets or hopper heads, on outlets and hoppers, valley gutters and downpipes.
In a smaller place like Wallingford, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for a house, while a commercial roof takes nearer three to four hours. Being in a smaller place like Wallingford does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed

Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. On a bungalow or cottage around Wallingford, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

What we’re asked to look at in Wallingford
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.
It’s worth booking a survey if you’ve seen:
- Leaves and moss blocking gutters
- Gutters overflowing in heavy rain
- Cracked or loose downpipes
- Sagging gutters and loose brackets
Take a building like Fir Tree Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help
Small things make a difference. Our tips:
- Leave gutter checks at height to someone equipped for it
- Watch for green marks down the brickwork
- Get the gutters cleaned out every year
- Check the loft with care after heavy rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.
Gutter surveys around Wallingford
With Brightwell Manor about 1.7 miles north-west, Wallingford sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark such as St Mary-le-More, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Kinecroft can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Your questions about gutter surveys in Wallingford
How do I find out if my home in Wallingford is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Cholsey station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.
Will the survey check for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
What’s the best way to book?
Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.
