About our gutter survey in Benson
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey downpipes, valley gutters and parapet and box gutters, and people most frequently book us about gutters overflowing in heavy rain and gutters full of debris and silt.
Trees around homes in smaller places like Benson drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How it works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a survey in Benson, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Agree roof access with the managing agent if it is shared
- Show us where any leaks or stains appear
- Make a note of anything you’d like us to look at

Common questions in Benson
Will you come out to Benson?
Yes, Benson is on our map. Villages and rural addresses get the same survey as a town house.
Is my home in Benson listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is there a good time of year to book a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How the survey changes by roof type
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Watch for green marks down the brickwork
- Look for new stains on ceilings below valleys after rain
- Check from the ground or a window, not a ladder
- Check for spilling water in a downpour
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email once it is done.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Why act early in Benson
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it’s guesswork from the ground. Homes in smaller places like Benson can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey in Benson
- Plain-English reports with photos
- Prices that include VAT
- We hold a CAA Flyer ID and Operator ID
- Drones and thermal imaging where it applies
Gutter surveys around Benson
The wider area around Benson has a long history of building, with Brightwell Manor about 2.7 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take an older house close to Church of St Helen: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Cholsey station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common roof problems in Benson
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.
People usually book a survey after spotting one of these:
- Sagging gutters and loose brackets
- Valley or box gutters that overflow inside
- Gutters full of debris and silt
- Cracked or loose downpipes
For site and facilities teams at buildings like Benson Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
