Brightwell-cum-Sotwell Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Brightwell-cum-Sotwell. More than 5,000 surveys completed across London and South East England.
- Hoppers and outlets full of debris
- Leaks at the gutter joints
- Fascia boards damaged by overflowing water
Roof by roof
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.
Gutter survey in Brightwell-cum-Sotwell
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about soffits marked by water and brackets that have dropped or snapped, we can find out what’s behind it, on valley gutters, outlets and hoppers and eaves gutters alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Common questions in Brightwell-cum-Sotwell
Do you cover smaller places like Brightwell-cum-Sotwell?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey roofs for landlords with property near Cholsey station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it when you book and we will explain what’s needed.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or email us.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
Landlords, agents and block managers in Brightwell-cum-Sotwell
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
What a gutter survey does not cover
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of a downpipe along its whole length
- Gutters out of sight from every safe vantage point
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Why get it checked now?
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For an older or listed building in a place like Brightwell-cum-Sotwell, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

Roofs, chimneys and gutters in Brightwell-cum-Sotwell
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Brightwell Manor, about 0.3 miles south-west, is one of the historic houses in the wider area around Brightwell-cum-Sotwell. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Brightwell-Cum-Sotwell Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Living close to The Bull Croft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What happens on the day
Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In a small place like Brightwell-cum-Sotwell, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where you’ve seen overflows, drips or damp.
