Gutter Survey in Wantage
Get a clear view of the gutter at a property in Wantage. Visits run on weekdays and weekends, in the daytime.
- Brackets that have dropped or snapped
- Cracked or loose downpipes
- Dripping or leaking gutter joints
Common roof problems in Wantage
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
It is worth booking a survey if you’ve seen:
- Valley or box gutters that overflow inside
- Leaks at the gutter joints
- Gutters overflowing in heavy rain
- Cracked or loose downpipes
Take an older house close to Church of St Peter and St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Their insurance cover
- How long they’ve been surveying roofs
- Will the report include photos?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Gutter survey in Wantage: what you get
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, fascias and soffits and eaves gutters, and common reasons people get in touch are leaks at the gutter joints and hoppers and outlets full of debris.
In a town like Wantage, most homes are houses whose owners look after their own roofs. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers what can be seen safely and records it with photos. Around Wantage, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Parking in a town like Wantage is typically simple, but let us know if there is a driveway or any restrictions. We check the roof from the ground and from windows, then from the loft where there’s safe access, and from the roof itself where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Tell us about parking before the day
- Jot down any questions you want answered
- For a flat or shared roof, check access with the building owner or managing agent

Tips from our surveys
These tips come from what we see on roofs every week:
- Make sure downpipe clips are holding
- Watch the gutters during heavy rain
- Watch ceilings under valley gutters for fresh marks
- Ask for valleys and parapet gutters to be cleared too
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
Questions from Wantage
Does a conservation area affect roof work in Wantage?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
What do I need to do before a survey in Wantage?
The main thing is access, inside and out, plus somewhere to park in Wantage. It also helps to know about any leaks or earlier repairs.
What happens after the survey?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Do you need to get into the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Do you test soffits or gutters for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do you work in Wantage?
Yes, we do. Wantage is part of the area we cover, and the service is the same as everywhere else we work.
Local roofs in Wantage
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces such as Betjeman Millennium Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a building such as St Mary's School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
