What we look for on each type of roof
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Gutter survey in Childrey: what you get
Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey parapet and box gutters, downpipes and outlets and hoppers, and people most often book us about valley or box gutters that overflow inside and overflowing eaves gutters.
Somewhere as small as Childrey, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Honest limits
Before booking, it’s worth knowing what a survey won’t do:
- Parts of gutters that cannot be seen safely
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Tips that help
Small things make a difference. Some pointers:
- Watch for green marks down the brickwork
- Leave gutter checks at height to someone equipped for it
- Ask for valleys and parapet gutters to be cleared too
- Get the gutters cleaned out every year
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
Roofs, chimneys and gutters in Childrey
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like The Ridgeway Church of England (C) Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common questions in Childrey
Does a conservation area affect roof work in Childrey?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Childrey?
Yes, Childrey is within the area we cover. Our area covers London and the South East. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Childrey can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Tell us about parking before the day
- Have any paperwork from past roof work to hand
