Gutter survey in East Challow: what you get

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, but we flag anything that could contain it. We survey eaves gutters, downpipes and outlets and hoppers, and the problems we’re asked to look at most are gutters overflowing in heavy rain and dripping or leaking gutter joints.

Somewhere as small as East Challow, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report records the gutter as we found it on the day. It’s useful straight away, and a good reference for later.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a hamlet or village like East Challow, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • For flats, check roof access has been agreed
  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Landlord and commercial surveys in East Challow

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlords and agents in East Challow book surveys as well as householders. The report gives you a dated record of the gutter, with photos.

Gutter surveys in East Challow: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Homes near green spaces such as Betjeman Millennium Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take a building like St Nicholas CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for East Challow

How do I find out if my home in East Challow is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like East Challow?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What’s in the report?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Don’t leave hidden gutters out of a clear-out
  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed

You receive a report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

What a gutter survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Gutters out of sight from each safe vantage point
