Your questions about chimney surveys in East Challow

Do you carry out roof surveys in East Challow?

Yes, East Challow is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like East Challow?

Yes. East Challow is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you find out why my chimney breast is damp?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

About our chimney survey in East Challow

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey lead flashings, brick chimney stacks and chimney breasts, and the problems we are asked to look at most are cracked or missing flaunching and a stack that appears to lean.

Some older homes in villages like East Challow are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Somewhere like East Challow needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

Advice

Common roof problems in East Challow

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

Most people get in touch when they’ve noticed one of these:

  • Damp on a chimney breast inside
  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture
  • Bricks with flaking faces

Homes near green spaces like Betjeman Millennium Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What’s in a roof survey

Roofs, chimneys and gutters in East Challow

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take a building like St Nicholas CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Note any damp on chimney breasts and when it appears
  • Check your stacks from ground level after strong winds

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
