How a chimney survey works in Faringdon

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. Common reasons to book are mortar washing out of the joints and a chimney out of line, on flaunching, chimney pots and cowls and chimney breasts.

In a smaller place like Faringdon, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we are asked to look at in Faringdon

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People typically call us when they notice damp or a problem with the stack, or before a purchase.

We are often asked to look at:

  • Worn or missing pointing
  • A chimney out of line
  • Lifted or split lead flashings
  • Damp patches on chimney breasts

If you look after a building such as Faringdon Community College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • When you will get the report
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • Their insurance cover

What’s in a roof survey

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Have the flue swept and checked if you use the fire
  • Check your stacks from the ground after strong winds
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Never climb onto the roof to look at a chimney

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why it’s worth a survey now in Faringdon

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Arranging work in a smaller place like Faringdon is easier with notice than in an emergency. A survey gives you that notice.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for most homes, a little longer where there are several stacks. Being in a smaller place like Faringdon doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Find any records of previous roof work
  • If you’re buying, let the agent know when we are coming
  • Clear the way to the loft hatch

Chimney surveys in Faringdon: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Buscot Park, about 3 miles north-west, is one of the historic houses in the wider area around Faringdon. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

FAQs for Faringdon

How do I find out if my home in Faringdon is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Faringdon?

Yes, Faringdon is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
