Chimney surveys in Baulking

How a chimney survey works in Baulking

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and what we recommend. If you’re worried about a chimney out of line and mortar washing out of the joints, a survey will tell you what’s going on, on shared and party-wall stacks, chimney breasts and lead flashings alike.

Some older homes in villages like Baulking are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Baulking: your questions answered

Is my home in Baulking listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Baulking?

Yes. Baulking is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you inspect shared chimneys?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

What’s the best way to book?

Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Is it a problem to have an unused chimney?

There is no single answer. We record how the stack is doing and whether it is capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What a survey costs

A few things affect what a survey costs:

  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • The shape of the roof and its details
  • How big the roof is

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it is useful to have:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, a little longer where there are several stacks. Rural addresses near Baulking can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Keep pets in another room
  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in

Advice

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe
  • Flue inspections or sweeping

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What happens if roof problems are left?

Most people never get a careful look at their chimney stacks. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. Around Baulking, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Check fixings on the stack are secure
  • Use the report as a baseline for future checks
  • Check that disused chimneys can still breathe
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What a chimney survey looks like in Baulking

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Whatever the street in Baulking, a roof costs least to look after when faults are caught early. If yours is one of the older homes in the streets near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
