Flat roof surveys in Baulking

Flat roof survey in Baulking: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please ring 07833 053749 or email us with the address and an idea of the roof’s size. We survey EPDM rubber, upstands and outlets and felt flat roofs, and the problems we’re asked to look at most are leaks around rooflights and raised blisters across the surface.

Somewhere as small as Baulking, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Useful tips for Baulking property owners

Nothing here needs a ladder. A few suggestions:

  • Check from a window for ponding after heavy rain
  • Limit foot traffic on the covering
  • Check ceilings under the roof for damp patches
  • Treat rooflights and old sheeting as fragile

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

What we are asked to look at in Baulking

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

A survey can pick up problems like:

  • Leaks around rooflights
  • Edge trims that have lifted or split
  • Blocked or damaged outlets
  • Blistering in felt or asphalt

Take an older house close to Church of St Nicholas: the joins between later flat roofs and the old walls are where problems typically start.

What to check before booking

  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives
  • Whether VAT is added on top

What a good roof survey covers

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Baulking, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about parking before the day
  • Clear the way to the loft hatch

Yes, Baulking is on our map. Villages and rural addresses get the same survey as a town house.

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

For landlords and managing agents

Roof by roof

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Flat roof surveys in Baulking: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
