Grove homes and their roofs
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If yours is one of the older homes in the streets near St. John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Millbrook Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Betjeman Millennium Park shed leaves that can end up in nearby gutters.

Chimney survey in Grove
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We’re often asked to look into frost-damaged brickwork on the stack and unused flues sealed without airflow, on chimney pots and cowls, flaunching and lead flashings.
Around Grove, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- A structural engineer’s assessment
- Whether the flue is safe to use
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.
What we look at
- Brick chimney stacks
- Shared and party-wall stacks
- Chimney breasts
- Flaunching
- Lead flashings
- Chimney pots and cowls
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In an older home around Grove, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Grove questions
Do you cover Grove?
Yes. Our area covers London and the South East, and Grove is part of that. You can ring 07833 053749 or drop us an email with the address and some details.
Is Grove within the area you cover?
Yes, Grove is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Can you find out why my chimney breast is damp?
Typically it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Prices for chimney surveys in Grove
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Whether it is a home or a commercial building
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
What we need to know
Before you get in touch, it helps to have:
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
When you’re ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.
How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at a house, as part of a look at the roof around the stack. Being in a smaller place like Grove does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Show us where any leaks or stains appear
- Find any records of previous roof work
Getting a price
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Tips from our surveys
From years of surveys, a few habits stand out:
- Photograph damp patches with the date
- Never climb onto the roof to look at a chimney
- File photos of the stacks with your home records
- Remove aerials or dishes from the stack if they’re no longer needed
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
