Thermal roof surveys in Grove

Thermal roof survey in Grove: what you get

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey insulated roof spaces, ceilings below the roof and loft conversions, and the problems we are asked to look at most are heat escaping through the roof and missing or slipped insulation.

Around Grove, plenty of roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Homes around Grove often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Landlord and commercial surveys in Grove

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

We survey roofs for landlords and agents as well as householders. A report with photographs gives you a clear record of the roof.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep the report to compare against after any repair
  • Note where damp appears and after what weather
  • Ask us about the forecast if rain is expected
  • Do not climb onto the roof to look for leaks yourself

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Grove questions

How do I find out if my home in Grove is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover Grove?

We do. The survey and report are the same in Grove as anywhere else, and visits run on weekdays and weekends.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

What a thermal roof survey looks like in Grove

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take an older house close to St. John the Baptist: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. If you look after a building such as Millbrook Primary School, a drone or thermal camera can show a large roof in a single visit.

Roof by roof

Loft insulation

Insulation often gets moved during work in the loft. The camera can show where it no longer covers the ceiling.

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Why get it checked now?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. On a bungalow or cottage around Grove, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
