Thermal Roof Survey in Didcot
Know where you stand with the roof before you spend money on it. We carry out thermal roof surveys in Didcot, with photos and a clear written report.
- Cold areas below the roof
- Patches of heat loss across the roof
- Damp that repairs haven’t cured
How a thermal roof survey works in Didcot
What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’re worried about damp where roofs meet walls and chimneys and gaps in loft insulation, we can find out what’s behind it.
For a town like Didcot, every drone flight starts with a check of the Drone Safety Map, including zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. In the open category, flights stay under 120 m (400 ft) with the drone in sight.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

How the survey changes by roof type
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Leave it or get it looked at?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. On homes in Didcot, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Didcot: your questions answered
How do I find out if my home in Didcot is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Didcot?
Yes. We cover the whole of London and South East England, and Didcot is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Can you survey at the weekend?
We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or send us an email.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can a thermal survey trace a roof leak?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
How we price thermal roof surveys
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
- The size of the roof
To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.
What to tell us when you contact us
Some details help us recommend the right survey and price. When you contact us, tell us:
- Access details, such as a loft hatch or a shared roof
- The reason for the survey, such as buying, a leak or storm damage
- The property’s address and postcode
- Pictures from the garden or a window, if you have them
Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
Airspace, weather and Didcot roofs
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Take a building like Manor Primary School: a drone or thermal camera can show a large roof in a single visit. Brightwell Manor lies about 3.4 miles east, so building around Didcot goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. Take an older house close to Church of All Saints: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. For a visit in Didcot, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there is safe access.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- For flats, check roof access has been agreed
- If you’re buying, let the agent know when we’re coming
Book a survey
