About our pre-purchase roof survey in Didcot

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re often asked to look into lead that has worked loose at a wall or chimney and ponding, blisters or splits on a flat roof, on the roof space, lead flashings and valleys and chimney stacks.

Didcot is the kind of town where older houses and newer estates sit side by side. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. For a purchase or a new roof in Didcot, the type of roof decides where the checks focus, from fixings and underlay to ridges and valleys. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Buying a home or a new roof in Didcot

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

Historic houses like Brightwell Manor, about 3.4 miles east, show how far back building around Didcot goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you live in an older home near Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available

Prices quoted always include VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Ask who repairs the roof under the lease
  • Share the report with your solicitor
  • Find out whether the roof has been replaced or patched
  • Look for fresh paint on upstairs ceilings at viewings

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What a pre-purchase roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. For a visit in Didcot, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Note where any stains or damp appear
  • Let us know about parking near the property
  • Unlock side gates and any roof access doors

Advice

When to book a survey in Didcot

Rear extensions, dormers and garages frequently have flat roofs. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Typical things we’re asked to look at include:

  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes
  • Worn or lifted lead flashings
  • Slipped or missing slates and tiles

Landlords with a home close to Didcot Parkway station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?
  • Which viewpoints they use to see the roof

FAQs for Didcot

Is my home in Didcot listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What do I need to do before a survey in Didcot?

Mostly, it is about access: the loft hatch, any locked gates and where to park in Didcot. It also helps to know about any leaks or earlier repairs.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or use the contact form.

Do you go up on the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How do I book a survey in Didcot?

Simply call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.
