Pre-purchase roof surveys across Oxfordshire: what to expect

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, the roof space and lead flashings and valleys, and people most often book us about bitumen or mortar used in place of proper repairs and gutters choked with leaves and moss.

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes between one and two hours at a typical house, with time for the loft where it can be reached.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How our prices work

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Homes and roofs across Oxfordshire

From Oxford, Banbury and Didcot to its smaller places, homes across Oxfordshire range from period houses to post-war estates and new builds. Buyers and owners of new roofs alike get a written report with photos to act on.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in Oxfordshire is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Oxford: The streets around a church like St Clement's Church are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Holywell Manor, about 0.8 miles north-west, is one of the historic houses in the wider area around Oxford. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

What this survey can’t tell you

Before you book, it’s worth knowing what a survey will not do:

  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits
  • Whether timbers meet design loads

For landlords and managing agents

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which can make access easier.

Before and after the survey

Here are a few things we’d tell any owner:

  • Let us know your exchange date when you book
  • Pass the findings to your conveyancer
  • Ask who repairs the roof under the lease
  • Ask for loft access on the day

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.

After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

What we’re asked to look at in Oxfordshire

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

Common reasons to book include:

  • Ponding, blisters or splits on a flat roof
  • Signs of past leaks inside the loft
  • Loose pots and cracked flaunching
  • Gutters that overflow or drip at the joints

Roof by roof

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Lead flashings and valleys

Flashings are a common source of leaks, so we look at each one closely. Any that need attention are photographed and explained.

Oxfordshire: your questions answered

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How do I arrange a pre-purchase roof survey in Oxfordshire?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Is Oxfordshire in your area?

Yes. We survey roofs across London and South East England, and that includes Oxfordshire.

Will you climb onto the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where it applies.
