Pre-purchase roof surveys for Hempton homes and businesses

What a pre-purchase roof survey looks like in Hempton

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near Saint John the Evangelist, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses like Broughton Castle, about 4.3 miles north-west, show how far back building around Hempton goes. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Kings Sutton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

About our pre-purchase roof survey in Hempton

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. Typical surveys look at signs of past leaks inside the loft and loose pots and cracked flaunching, across natural slate, gutters and downpipes and lead flashings and valleys.

Somewhere as small as Hempton, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes between one and two hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Hempton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roofs we survey in Hempton

  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Watch for stains or fresh paint on ceilings below the roof
  • Let us know your exchange date as you book
  • Book once your offer is accepted
  • Share the report with your solicitor

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

How the survey changes by roof type

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlord and commercial surveys in Hempton

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

Hempton questions

Do you carry out roof surveys in Hempton?

Yes, Hempton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Hempton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
