About our pre-purchase roof survey in Witney
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you are not yet committed. We survey on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed slipped or missing slates and tiles and patch repairs that may hide an ongoing problem, we can find out what’s behind it.
Lots of homes in a town like Witney have been extended over the years, frequently with flat roofs. Where an extension roof meets the main house is a classic place for water to get in. On a purchase or a newly finished roof in Witney, those junctions are high on the list.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Ask who repairs the roof under the lease
- Find out whether the roof has been replaced or patched
- Arrange the survey as soon as your offer is agreed
- Ask for loft access on the day
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.

Your questions about pre-purchase roof surveys in Witney
How should I get ready for a visit in Witney?
Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Parking and access details for Witney help us plan the visit.
Is Witney in the area you cover?
Yes, Witney is within the area we cover. We work right across London and South East England. You can call 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
Do you need to go inside the property?
Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
When you need someone else
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- A structural engineer’s report
- Faults hidden behind ceilings, boards or coverings
- Walls, floors, services and rooms below the roof
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Natural slate
- The roof space
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. The survey normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Witney, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. Let us know about any known leaks, past repairs or building work when booking, so time on site goes where it is needed.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- For flats, check roof access has been agreed
- Tell us where we can park nearby
- Have keys ready for side gates, garages or roof access doors

Pre-purchase roof surveys in Witney: local notes
With Minster Lovell Hall about 1.9 miles north-west, Witney sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Take an older house close to Witney Congregational Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What we’re asked to look at in Witney
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
People typically book a survey when they’ve noticed one of these:
- Loose pots and cracked flaunching
- Worn or lifted lead flashings
- Gaps where slates or tiles have come loose
- Patch repairs that may hide an ongoing problem
If you let a flat or house near Finstock station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
