FAQs for South Leigh
Do you cover smaller places like South Leigh?
Yes, South Leigh is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you carry out roof surveys in South Leigh?
We do. Every survey there gets the same written report with photos.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
About our pre-purchase roof survey in South Leigh
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We are frequently asked to look into chimney mortar that has eroded and bitumen or mortar used in place of proper repairs, across chimney stacks, lead flashings and valleys and gutters and downpipes.
Older buildings in small places like South Leigh may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later.

Do you need a pre-purchase roof survey in South Leigh?
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It’s a frequent finding on older houses and easy to miss from the ground.
Most people get in touch after spotting one of these:
- Worn or lifted lead flashings
- Gutters choked with leaves and moss
- Old water stains in the loft space
- Bitumen or mortar used in place of proper repairs
The streets around a church like Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Whether they hold professional indemnity and public liability insurance
- How they plan to inspect the roof safely
- What happens after the report arrives

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Why it is worth a survey now in South Leigh
Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. Older cottages and farmhouses around South Leigh can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

- Which survey package you book

Getting in touch
When you call or email, these details help:
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
- The type of building and roof, like pitched or flat
- Where water is showing inside, if it is
Every survey is priced before it’s booked, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Can I check my roof myself?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like South Leigh, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Let us know where we can park nearby
- Buyers: confirm access with the estate agent or seller
- If the roof is shared, arrange access with whoever manages the building

Different roofs, different checks
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
