South Leigh Thermal Roof Survey

We take a careful look at the roof at your property in South Leigh, and put it all in a written report with photographs.

  • Cold spots on ceilings under the roof
  • Gaps in loft insulation
  • Water that travels before it shows

Thermal roof surveys for South Leigh homes and businesses

Thermal roof survey in South Leigh

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. We survey commercial roofs, ceilings below the roof and pitched roof slopes, and people most often book us about cold areas below the roof and damp that repairs haven’t cured.

In a small place like South Leigh, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Different roofs, different checks

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like South Leigh, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

Questions from South Leigh

Is my home in South Leigh listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is South Leigh in the area you cover?

Yes, South Leigh is one of the places we work. Every survey there gets the same written report with photographs.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

How do I arrange a thermal roof survey in South Leigh?

Just phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

What a thermal roof survey does not cover

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Loft conversions
  • Ceilings below the roof
  • Commercial roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Flat roofs

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • The size of the roof
  • Basic, Standard or Premium

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

Getting in touch

What helps most when you contact us:

  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Leave it or get it looked at?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Flying and imaging in South Leigh

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Minster Lovell Hall about 4.6 miles west, South Leigh sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Wood Green School will know that a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St James, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.
